Houston Community College commissioned L-DS to provide feasibility/building, evaluating, planning and infrastructure services for the HCC Alief Campus. After reviewing existing influences, the 22-acre campus with 305,000 SF was chosen to be the best fit for representing HCC’s mission. The firm was retained to program the initial phase of renovation (70,000 SF) and to determine opportunities offered by existing improvements.

L-DS developed a strategy that allowed for the building and the undeveloped portion of the site to be utilized over time. One method used was leasing CenterPoint Energy’s easement adjacent to the site, for parking, while developing it with joint funding from HCC, Westchase Corporation and Weingarten Realty—a property owner with access to the easement.

Participation by Westchase Corporation and by Weingarten Realty allowed for the implementation of the adopted master plan. In addition, the desire to make it inviting and convenient for both HCC students and the public to frequent the retail area was achieved.
