L-DS has been part of a professional team led by EHRA to plan and create a set of Development Strategies & Design Guidelines for all public areas within TIRZ 15. The goals included identifying a set of planning instruments that would guide the redevelopment process resulting in a pleasant, inviting, and harmonious physical environment while allowing the private developers and land owners to meet the market requirements that would be experienced by area patrons.
Utilizing the design guidelines developed by L-DS, a streetscape was conceived that would promote and facilitate increased development density. The plan would foster pedestrian activity while balancing the needs of traffic and parking within the area so close to Houston’s urban core.
